Real estate photography is so different than portrait photography. Everyday, when I look at property online it's easy for me to see what real estate agent has taken good pictures or not. The price of the home is irrelevant. Typically the mistake I see the most often is the pictures are not taken with a good DSLR camera and or the wrong lens are used for each of the spaces. Every property is different and has unique character in one way or another and yes some homes more than others. It's how every picture is taken that matters, when you are trying to sell your home. You see it's not just about showing off wide open spaces, but it's also important to showcase the right features that will help sell it faster.
Proper lighting is not just crucial, it's critical! With improper lighting or a combination with the wrong camera can really impact the overall look, which in turn will impact how the property is perceived. Now is a good time to check and make sure all of the lights have matching, working bulbs.
A clean house top to bottom free of clutter will always sell faster and for more money! I can tell you this from experience. This is even more true for your picture day. Picture day is that final day when you have everything ready for the public to see like: the lawn, shrubs, leaf free gutters, leaves & pool items out of the pool, beds made, toys put up, clutter removed, all traces of animals removed, not too many things on the counter tops, and you know, a really, really clean home throughout. Picture day is going to be the most important showing you will have. It is what all buyers will see when your home is on the market and it's appearance will help determine how much money you make.
Unfortunately, I can not help you move items around from one room to another so please have items put away you do not want in the picture. The lens and cameras I will be using will pick up accumulated dust and every other detail about your home. I bring this up because I have been selling real estate for so long, I have seen so many homes and pictures of homes I know what to call out. Really a deep cleaning is needed for a well lived in home and sometimes that means hiring cleaners to help you get everything ready.
If you are wanting a Matterport 3-D Tour, please keep in mind that the tour will capture every single little thing. Even the dust under that table or on that ceiling fan. You know what I mean.
Areas I work in. I typically work within a 60-90 minute drive from DFW International Airport, however I am available outside that area with some restrictions. Please give me as much notice as possible as my schedule is already being on call. Additionally, if your need of a matterport photographer is outside of Texas, I am available but I would require accommodations for my stay. Please feel free to contact me about your specific needs.
Properties ready for photography will have all animals removed or crated, vehicles removed, and all items moved to a permanent location during the entire photo shoot. This means all the things are already moved to the perfect spots when I arrive. Moving items to various locations will mess up the 3-d scanning. Because of this, anyone, including their animals, at the photo shoot will need to completely hide in one location or leave the property for the entire shoot.
Matterport tours can include the garage or not. It's up to you. If you can get your garage somewhat cleaned up it's best to include the garage, in the Matterport tour, to show the buyer the entire layout of the home.

1. Matterport In-tour Still Images are a cost effective way to be able to have high quality pictures of various views within the Matterport Tour. The images are high quality still pictures of various inside and outside views within the Matterport tour saved in JPG file type. The files are emailed to you with a link that eventually goes away. The link contains a zipped file of all of the JPG images.

2. Matterport 3-D tour links last up to one year, or when the house is sold. Annual renewal tour links are available for $50.
3. Guided Tour / Play Button / Walk-through feature by hitting the play button is an upgrade of $50. This will walk a guest through the entire space online. The guest can stop the guided tour at anytime and interact with the environment, or resume the guided tour by clicking the play button again.
4. Mattertag links and notes are available within the tour. 10 or less Mattertags are available for $10. For example you could use a youtube link and a video would play inside the tour. Another example would be to use a google drive public link saved as a pdf that has all of the documents related to the house scanned and put on one link inside your google account. We could place that link (all the documents), on the kitchen counter-top. Anyone that clicks on that link would pull up the google pdf document right there in the tour. It is truly a next level experience when a complete tour is well put together. Another example would be just notes or descriptions throughout the tour. Client to provide the links, notes, and or descriptions and where they want those Mattertags positioned within the tour.
5. All of my tours are Matterport VR Goggle ready for no additional fee. If you use google cardboard, just tilt your phone sideways and the VR Goggle version of the Matterport tour will start to load. Follow the prompts and once the tour loads, put on the VR Goggles and it's like you're really there.
6. Matterport Outside Scan Spots are included by default with properties no larger than a .35 Acre lot. These scan spots can be seen in the dollhouse view or when a guest is inside the property. Example Click Here Guests can go inside and outside of the property with the outside scans turned on before the tour is processed. The included outside scan spots are generally around the immediate home or property. Properties larger than .35 acres wanting additional outside 360 scan spots are available for $10 a scan spot. Because the outside scans are optional, please notify me if you do not want them included the processed tour. Otherwise, I will include them as default at no additional cost to you.
